I also think that it is not solely due to the assigned lending value (or if, then in combination with the income). We had more equity and a few euros more income as well as civil servant status with a similar volume, and still the banks had difficulties.

You also get 50% of the energy consultant's costs reimbursed via KfW.

We have a similar starting situation. Total financing will be around 450k. Equity only through land (1,449 sqm x 120 € standard land value) minus remaining debt of 40k €. The only difference is in the employment relationship. Both permanent contracts with about 6k net income without annual special payments.

I’m curious. So far, several financial advisors have told us that it’s not a problem. I hope it stays that way. ING was also the bank with the best conditions everywhere. We also want to build in Brandenburg. With the train connection to Alexanderplatz, it takes us about 45 minutes.

Then I’m keeping my fingers crossed for you, and better go to credit acceptance sooner rather than later.

The advisors at Interhyp and even the first review instance at HvB and ERGO all said it was not a problem and then bam. With the detailed review, appraisal, etc., came the rude awakening. And every time you lose 1-3 weeks. And through the credit brokers you also have little chance to make adjustments. In case of doubt, this speaks in favor of regional providers.

I will give feedback on how it goes with ING, but you already have the better cards.

The problem for us is that the property still has an outstanding debt value of €40k and ING is registered in the land register (still 2 years fixed interest). The land value has tripled in the last 3 years. That’s why it will be more difficult to find a bank other than ING (our house bank). Initial offers from ING (non-binding; without extensive checks) were at 1.05% for a 20-year fixed interest period.

We want to wait with the financing for now, since we haven’t submitted a building application yet. That alone takes about 6 months. And with an 8-month construction time guarantee, we will exceed the availability period. That’s why we want to do the financing around the 3rd month of the building application, i.e., in January/February.

That's true. But it also sounds like you have a direct line to ING. That is probably even more convenient or binding than going through an intermediary. I wouldn't do it that way anymore either. For you, it should then be fine like that.

You don’t get a direct line to ING. The check is done through a program. And it either says yes or no. Allianz also likes to finance houses, it was the second-best offer with a forward loan for the land.

Otherwise, go to the local savings bank. That can also work wonders. Forget Volksbank. I had a conversation recently. They don’t grant construction loans because they are too expensive. They act as financial advisors.
