Feedback on the floor plan - single-family house with flat roof

Does the rooftop terrace have to be there? From experience, it is hardly used at all when there is a garden. Such a thing is a nice to have in the city, but mostly useless in the countryside. Therefore, I would significantly reduce or completely give up the rooftop terrace (possibly just a green strip, so that it looks nice and the wall of the ground floor does not go straight up), and reconsider the layout of the upper floor. At least move one of the children's rooms out of the north, put the bedroom there, straighten it as Romeo suggested, then above that the walk-in closet and the bathroom, which would then extend over parts of the rooftop terrace. The children's rooms on the other, brighter and sunnier side - possibly even a small children's bathroom could then be added.

I would like this one best in terms of layout - but it has the problem that all the lines would have to be laid separately for this.

Var 2:

Here the children's rooms would be quite equal in terms of location and size, the bathroom could remain as is, a utility room/children's bathroom could be added or you could make a very large family bathroom and possibly even treat yourself to a sauna - personally, I would prefer the utility room with washing machine and dryer.

Advantage of both variations: the hallway gets natural light.

Just saw it, push the garage door as far as possible towards the boundary (so to the east). The space for the workbench/shelves will then be along the house wall. That means the electrical wiring from the house for the sockets (take more than 4!) doesn’t have to be laid through the whole garage, and drinks stored in the garage can be fetched without having to walk around the cars... And I would also prefer to leave out the pantry in this form and instead equip the downstairs bathroom with a nice large shower. That way, the teens also have their "children’s bathroom" just one floor down.

Both children's rooms have windows facing southwest, don't they, or did I miss something? Bedroom facing southeast and bathroom facing northeast, right?

No, child 02 is located fully in the north in the original draft, but the bedroom is in the south.

One more thing: rotating the kitchen island on the ground floor by 90° (parallel to the left-hand kitchen unit in the plan) creates significantly more space for the dining table (and in my opinion also makes more sense if the drawn rectangle in the kitchen unit is supposed to be the WB).

Hello everyone,

thank you very much for your feedback! The "problem" with the rooftop terrace is also on our minds. It was created in the design to visually lighten up the building a bit. But it is not ideal for the space inside, that's true. From our point of view, a rooftop terrace/balcony is also not absolutely necessary.

I find your suggestions interesting – that's exactly the kind of feedback I was hoping for (we can still change everything). I hadn't even thought of aligning the hallway along the north/south axis. But the upper floor is actually not really the main problem.

I see the ground floor as much more critical, especially the living/dining area. I simply have the fear that – despite just under 60 sqm of space – the area overall will be used somewhat suboptimally. My specific concern here is: no "cuddle factor" in the living room (coziness), kitchen/dining area a bit cramped, overall a narrow feeling in the room.

The pantry is not huge, correct. We once saw an example of an integrated pantry in the kitchen that was visually integrated into the floor-to-ceiling cabinets. Here’s a picture:



We would actually like to realize something like that in our kitchen as well. We then have a "large" pantry with sufficient storage space in the basement (which should not be further discussed here).

The "narrow feeling" in the living/dining area should not occur due to large windows. But ideally, I would actually like the kitchen not to be directly in view from the living room – and I don’t think that can be realized with the current basic design?!

One idea would also be to swap the living room and kitchen arrangement, so to place the living room over the garage and then put the kitchen in the west (= mirrored). However, I have no idea how the building structure would need to be changed so that this would make sense.

Do you have any helpful tips/suggestions on what could still be improved in the living/dining area?
