Maybe you could share your assessment/experiences once again?
By how much do you think one/the OP can reduce the price? 20k? 50k? 100k?

Filling, painting, flooring, landscaping is still obvious... what else do you think?

It is never a good idea to build according to budget. That usually goes wrong.

I think 50k of own contribution is definitely achievable. If he really gets such an inexpensive plot of land, doesn't plan a luxury house, one could manage with around 400-450k.

You won't get far with that. You have to go for the jugular. The daughter of friends built a really decent house with her future husband after work and during vacations. The two did the entire interior finishing and electrical installation themselves. Dad helped with the electrical planning, checked and built the fuse box. A professional company did the plumbing and heating, a local construction contractor did the shell construction and brickwork. The two were able to negotiate good conditions at a local building materials supplier. Not for wimps, especially since neither had learned a construction trade. They really accomplished something and here people would have called it impossible. Surely it helped that Mom and Dad had built the same way. It wouldn't have been possible otherwise, as a hefty six-figure amount would have been missing. I would have lacked the will and discipline - but that doesn't make it impossible.

Phew, that sounds very negative. Of course, you get a lot for that money, namely your apartment, and that without worries!
Anyone who thinks that you save money in the long term by building a self-used home and paying off a loan for 30 years is mistaken. In the first 3 years, all remaining money is invested in the outdoor area. After 6-10 years, renovation becomes necessary... 15 years after the house is built, possibly already replacement of the facade or technology. You are caught in the vortex of spending. Only freedom entices you to build a house.

It does not always have to be building a house: an existing or terraced house also has just as much value!



It is not that low either. Some users here have simply been lucky in their career choice.
Go to a financing advisor and familiarize yourself with existing or terraced houses.
Please do not undervalue anything there!

If the thread creator does anything at all, it will be painting and floors. And that usually does not reduce the asking price, since these components are often not included. That reduces additional costs. Therefore, I estimate 0€.



Fine and all, but extreme examples like doing the entire interior work including electrical yourself are completely off the table. The second child is on the way here. With a newborn, nothing happens on the construction site.
