An air-to-air heat pump makes no economic sense in an Energy Saving Ordinance house; the OP will pay themselves stupid and dumb regarding electricity costs over the next 30 years. An air-to-water heat pump costs, for whatever reason, up to 10k€ extra with such general contractors. I'm not even talking about a controlled residential ventilation system, which is really a luxury. 2-3 power outlets per room are really not enough in a house nowadays. And I don’t even want to talk about 30cm of soil excavation at the side stored without disposal costs.
Everyone can build however they want, but—and I emphasize this over and over again—a construction performance description is almost always far removed from the "I thought that was included," meaning from the expectations.
It would be good if the OP goes through the construction performance description carefully and compares it with their real expectations and requirements. For example, I personally did not follow the craze of a tiled floor-level shower/bath.
Furthermore, I also question whether a Flair or whatever fits on a non-existent plot of land! Here it already starts, as a client in research you only see the lure price! That, for example, 10% of all still possible additional costs are missing, you do not see.
