If you ask general questions, you will get general answers. That means, break down your general cost blocks and determine more reliable cost estimates or concrete offers for them. This gives you more security and a better feeling as well as more substantial answers from the forum.

Just no air-to-air heat pump. Pay attention to the air-to-water heat pump with underfloor heating.

When I read all of this here, then I need 600k for the cheapest and smallest house plus land. If that should really be the case, then I'd rather stay renting. Houses are apparently only for the upper class now.

No, not the upper class. But your dilemma is that according to statistics you belong to the middle class but cannot afford a house in Bavaria. At least new builds. Have you looked for existing properties in the area? Probably expensive as well.

True, a podium is luxury! Euro pallets will do for the next 3 years as well. There are just things that you can’t easily retrofit later on or things like a base, podium, empty conduits that you need from the start.
Now don’t get hung up on the chimney; it doesn’t say fireplace there either. I think an air-to-air heat pump would be standard. That’s not something you’d want as a heating system. Electric blinds also cannot be retrofitted without wiring.

But I also believe that nobody has to earn 100k€ as the main earner to afford a house, but anything over 400k€ in loans should have a net household income of 5500€ to be able to sleep peacefully with children.

You can also build a house without an entrance podium, then it is also directly barrier-free.
But yes, if that doesn’t work, you have to build a small step in front of the house.

As I said, luxury.
There are certainly millions who live like that and I find it almost somewhat degrading to say that you basically can’t build and live like that.
