We will undoubtedly reach the 5500€ net. As a civil servant in Bavaria, progress is slow, but progress is made. You don't get rich, that's clear. I find it much more important that the income is secured, both in the case of economic decline, illness, or other similar situations. The current situation is the best example.

In recent months, we have conducted an experiment to see how it works financially. In addition to our warm rent (1k€), we also put aside another 1k€ and continued to save into building society contracts, life insurance, and a daily allowance account. It worked. So I think if we could pay 2k per month (in case of further financing, etc...) that would already make the matter a bit more realistic.

My mentioned 5.5k€ refers to having child(ren) and the 1k€ saving rate is currently not impressive. Just for comparison so you can assess your saving performance. With the same rent and 2 children, we were able to save 3k€ every month to make special repayments on the variable loan for the property. Although with a lot of sacrifice, but without children I would have expected that 2k€ should easily be possible for you. So optimize the expenditure side. 1k€ per month is definitely too little!

The monthly expenses of a single-family house are not insignificant. We calculate at least 400€ per month for additional costs (insurance, electricity despite photovoltaics, municipal charges, taxes, etc.). With a 418k€ loan and a 3% repayment rate, we have a rate of 1600€, and in the past 8 months we have already had several unplanned costs in the 3-4 digit range.

You are right about that too. Security is very good. But keep in mind that it is a slow salary... it's hard to get out of the low-budget situation
By the way, I also don't understand the minimal savings rate.

That everyone is always criticizing the tiles... I have everything in the range of around 30€/sqm and there was a great selection, various formats, 30x60 or 20x80 no problem. Everyone who comes into the main bathroom says spontaneously "wow". You don't have to spend 100€/sqm!! I would advise the OP to read the topic about construction costs. It is pinned "...bauseits teurer?" And then calculate the project as accurately as possible, including all items – even those you tend to forget. Then make a list, which he can show here and will be pointed out if anything is missing. Add everything up, draw a thick line. Then apply a flat 10% surcharge. Is the total feasible? Then go ahead, otherwise it simply won't work. 450k€ with 4100€ income I find extremely ambitious. Otherwise, you can only advise to save as much as possible during the land search period (there isn't one yet, is there?).
