Oh, I just noticed the building savings contracts, is it actually better to continue saving into them rather than simply liquidating them and using the funds as equity? Loan interest rates are usually at least as low when financing without building savings contracts.

In your mid-20s and missed a decade of saving? Sounds like the view of a nest sitter. To the point: With that budget, you need very much personal effort.

If you find an inexpensive plot of land and don’t require too much luxury when building the house, it could work out!

You are 36 and not in your mid-20s. Your problem will be the low income. On the other hand, you are very, very frugal if 140m2 is enough. Wait and save...

Bookstar has already clarified the age issue. And it is the perspective of someone who has consistently earned significantly more since their mid-20s, but still had noticeably lower expenses than the OP with similar conditions. It is now measurable as equity.

I actually thought that with just under 3000 net in the German national average, I don’t earn that badly. However, this apparently does not apply to the community of homeowners, as I have read threads with completely different earnings. There is a reason why not everyone can afford a home, maybe we just have to accept that. I admit that I could have saved a bit more in the years since starting work, but I didn’t. Reason came with age.
