Duplex framework. Divide the plot?

I also have one more question:

On the east side, there is supposed to be a garage (currently marked with 3.30 meters width). It might become a duplex garage, but I don’t yet know if that is possible/sensible..

Do you know how wide a garage must be at minimum?
If we make it only 2.60 meters wide instead of 3.30 meters, there would still be a 70 cm wide path to the garden (which is practical if you have waste or something). Is that allowed and sensible? (Sorry for possibly stupid questions, but when it comes to house building, I’m not exactly blessed with rich experience and want to make as few mistakes as possible)

Hello,

the narrowest standard prefabricated garage I know has an external width of 2.38m and thus an internal width of 2.22m. However, the door opening is then only 1.95m, which is already quite narrow.

At a width of 2.58m (standard size), you have an internal width of 2.42m and a door opening of 2.15m, which is still tight enough...

In your place, I would rather consider keeping the garage at 3.3m and as an option to get into the garden either install a door at the back or even a second gate.

That's how we are doing it now - our house is getting a garage attached on the right and left, each standing right on the boundary - one of them will have a second garage door in the rear wall so that we can still get into the garden with larger items (trailer, lawn tractor, garden tiller) without a crane.

Right, that would of course also be an interesting possibility! In my understanding, however, it is only feasible if you build a simple garage. With a duplex garage, it doesn't seem possible to me to have a door or a second gate on the back wall, does it? It somehow feels good when you approach the dream house step by step

Ah, Duplex... I overlooked that... Sorry.
Do you have experience with Duplex garages? Somehow, those things seem suspicious to me – just the thought of oil dripping from the upper vehicle onto my precious sheet metal...

But probably it works quite well in normal cases.

In our area, a plot of land was separated by a boundary in the shape of a serpentine line. Certainly for the same reason.

Hello, Hans!

The division is usually done a bit differently, but it would also work as described, although only with at least one additional easement. For this, consult [AR/Vermessungsamt].

You will also need an easement at the front for access (NRW standard, it may be possible with private regulations in Bavaria).
