You are right, the topic of parking spaces/parking spots is causing us quite a bit of headache. City means Munich in this case (not the center, but with a subway connection - and that in turn means compromises, if you know the property and residential location... Here "a bit of living space" is defined differently than elsewhere, I believe.

You hit the nail on the head with thinking too complicated on this topic! But I think it’s better to have thought too much once beforehand than too little. With such a large project, you simply want to make as few mistakes as possible!
With a "hidden" entrance on the west side, I don’t see a problem at first, if the integrated garage is implemented, you might also be able to make an access to the house here. I have read that you only need a fireproof door and not flammable walls.
Thus, an access through the garage would be possible and a "main entrance" on the west side.

But I notice that you are generally not enthusiastic about my "division idea" - that definitely makes me think! I will reconsider that; maybe there is another possibility, for example that one makes a normal division but can still move the fence..

An ideal division is out of the question? If an underground parking connection is available, I would go for one parking space/garage per unit, possibly planning an emergency parking space.

Remember that an entrance is also intended for furniture and groceries, if it should not also be representative, at least inviting.

I read that differently, even if it is quite official gibberish; you should not disregard the issue of ventilation (the exhaust gases should not enter the living areas) (I could imagine that a structural engineer involved in inspections has a say); the same applies to insulation towards the living areas and possibly technology housed in the basement. The state capital Munich has a parking space regulation. In other words: it will probably be necessary to have at least 2, if not 3, parking spaces. According to the GreenCity principle, it can happen in Munich that you are only allowed to register cars if you can prove a parking space, since the number of parking permits is limited (parking space).

Even far from the center 2 to 3 parking spaces? okay, learned something new again - but it's kind of annoying when you no longer have space for your house on the property

But what I actually wanted to say with my post #21: a parking space for a car! If you have a subway connection, then within the family you should possibly be able to get by with one car, right? If two cars are absolutely necessary, then building a duplex is not exactly the best suggestion!
