Duplex framework. Divide the plot?

We live with public transport and have only 1 car. Nevertheless, we had to build 2 parking spaces (according to the development plan). Without a development plan, the parking regulations would have applied and 3 parking spaces + 6 bicycle parking spaces would have had to be proven. Munich and the surrounding area simply have a parking problem in public spaces.

Is it possible to maybe coordinate with the neighbors to see if it would make sense to place the parking spaces entirely on the northern boundary and put the shared driveway in front of them?

Apart from that:
We currently live in a 6x12m terraced house. Where should a garage fit here?
Then we probably wouldn't have a kitchen anymore... So I'd like to see that plan!

Good morning everyone!
Regarding the setback area: One must have this entered as a construction encumbrance in the land register to ensure permanently that it is observed. This has already been clarified.

I think that 6*12 meters is not exactly small (of course, it depends on the requirements). But even with about 15 sqm garage, there are still 57 sqm of floor space on the ground floor. Plus a first floor and a finished basement, I actually think you can definitely live there, right?

The idea with the integrated garage and entrance on the side came to us because besides the garage, there could even be a parking space on the north side (sort of a lengthwise parking spot).
Also, we wanted to have the garden area on the south side as large as possible and place the house as far north as possible because that is actually "dead space".. But it is also possible to move one meter further south if it makes sense from a living perspective...
But as I said, it is really tricky

For the parking spaces and the positioning of the front door, I do think that exchanging the parking space and the [community path] would make sense. Whether you lose half a meter to a meter of garden in the process, but instead have a better floor plan and a more comfortable living experience inside the house…

But in the end, only a professional can really say.

BUT do not underestimate the space requirements on the ground floor. You need kitchen, dining, living, stairs, guest WC, and entrance area with wardrobe. Some would at least like to have a storage room or a pantry. 57 sqm is tight. And don’t forget: 57 sqm of floor space. You have to subtract the exterior and interior walls from that. With a bit of luck, you might have 45 sqm left!! If at all!

Therefore, go to a specialist and have them plan it for you. Otherwise, it will fail during implementation and all the effort will have been for nothing.

6 x 12 with approx. 35cm external wall -> 5.3 x 11.3 are under 60 sqm. 60 minus 15 garage leaves 45 sqm room (without interior walls) ... And then the additional costs for this garage ...

If the garage really is to be on the ground floor, approximately 40 sqm of pure living space remains on this level; assuming the garage is to have 15 sqm of area. This means there is just enough space for a toilet, hallway, possibly a small cloakroom, the kitchen, possibly a small pantry, as well as the stairwell, and all other rooms must find space in the basement or attic. Age-appropriate, if this option is considered, in my opinion, it is not.
