I would present it like this.
Total so far 760,000 euros.
From my point of view, at the current time (plot not even acquired yet), that fits. There are still incredibly many details open ... Only objection: I don’t see the double garage with roof terrace for 20,000 euros (rather 30,000 euros). For that, other items may be more generous than necessary. What is missing is a buffer, but I wouldn’t be too strict about that now either.
All in all: Fits! When the plot is concrete, you have to recalculate (sloping site or other known special features affect the costs).
I would now focus on further developing the desired equipment or the features of the house (creating a sort of room book, what do you want, what do you need, what for). When the plot is there, you go to the architect with it and have a draft made.
[*]Plot including incidental costs 200,000 euros
[*]House, 200 m², ready to move in, 460,000 euros
[*]Additional construction costs 40,000 euros
[*]Double garage 20,000 euros
[*]Outdoor facilities 20,000 euros
[*]Kitchen etc. 20,000 euros
Total so far 760,000 euros.
