We are building similarly. All-in currently about 960k and for that there is:

- Land for 330k including incidental costs
- 225 sqm living space 410k (including 3x bathrooms, dressing room, floors up to 100 EUR per sqm, high-quality Villeroy & Boch sanitary ware, painters, earthworks etc.)
- Heated & insulated attic (10k)
- Architect (40k)
- Controlled residential ventilation (15k)
- KNX (35k)
- Fireplace (10k)
- Solar with combined buffer and 1000l (15k)
- Air conditioning (10k)
- Garage 35 sqm solid including insulation and heating (40k)
- Kitchen (30k)
- Exterior (30k planned)

Does the controlled residential ventilation cost extra with you? You build solid, right? And why does the architect cost 40k? We would also like KNX, I would estimate about 20k for 200m²....hope that's enough

You could just give the address where controlled residential ventilations and architect services are free



For 20k in Bavaria for 200sqm you usually get the standard equipment, as we just recently read in a thread. No KNX. But hope dies last, as they say.

We are building with an architect, a custom designed, solid house (2 full floors with a pitched roof). Not a catalog house from a home building company.

KNX 20k? No way... that is absolutely unrealistic. With KNX you need: KNX planning (KNX specialists... we took a KNX planning office). For us that costs about 4000 EUR including drawings. Tip: DEFINITELY start very, very early... KNX affects EVERY trade. We made many mistakes there. Then you need the hardware... for us about 20,000 EUR and the software. I do this part myself, so only costs for ETS arise (1000 EUR license). If you have it done, you can reckon with about 15,000 EUR here. I completely underestimated the complexity and am glad about the construction stop (weather & frost) to gain some time. The 1300-page book (Amazon: Home Automation with KNX, DALI, 1-Wire and co) unfortunately only touches on all topics superficially. But it’s a start. You definitely need to be really into it. Well... and last you need the classic electrical work (pulling cables etc.). For us that’s about 15,000 EUR. So in total for KNX + electrical work we end up at around 40,000 EUR. Without own effort (software) it would be 55,000. Our neighbors ended up spending about 80,000 EUR. They have about 280 sqm living area.

You can definitely forget 20k.

Well, the controlled residential ventilation is included as standard with our preferred provider, it probably affects the base price, I never claimed that it is free of charge. And we will also build with custom planning but with a solid wood house provider. And what does that have to do with Bavaria? Just because I live in Bavaria doesn't mean the provider is from Bavaria. Anyway, I will see what the offer looks like. KNX would also come from the house provider, a system from Loxone, so there is no need for an extra planning office and I myself don't really want to mess around with it (even later), and if at all, only when everything is running and there is time.

Loxone is the "playmobil" version and has absolutely nothing to do with KNX
