15k€ for ceiling, floors and painter are unrealistic.
Just for the floor coverings we are currently at about 16k€ for 175m²
Painter work then is roughly another 14k€... depending on the execution and what one wants to have wallpapered on the walls.

If you do everything yourself, you can also spend significantly less.

We spent 2,300 euros on laminate and an additional 400 euros for tiles. For the walls, there will initially only be primer and paint. We'll see over time what we want on them and renovate the rooms bit by bit.

I always thought the rule of thumb of 1600 (up to 2100 depending on equipment) euros per square meter [Wohnfläche?] would already include floor and wall coverings. Added on top were "only" the incidental construction costs and extras that strictly speaking do not belong to a normal house.

, how was that again?

here is a short list:

1. Plot and incidental purchase costs (newly developed area of the city, reserved space) budget €200,000

- approx. €150-200 per m² reserved

- desired size between 600m² and 800m² so max €160,000

- incidental purchase costs covered by the remaining €40,000


2. Desired house solid wood maximum budget €460,000 turnkey with the following features:

- 200m²

- without basement

- controlled living space ventilation

- geothermal heat pump with earth probes

- photovoltaic with approx. 7.5 kW

- flush doors with invisible frames €1,300 each amounts to €9,100 for 7 doors

- flush windows

- 12 kW Tesla storage €4,500


Nothing special about the house otherwise, no frills or any color accents on the exterior walls or anything like that.


3. Additional construction costs maximum budget €100,000

- double garage approx. €20,000

- kitchen approx. €20,000

- earthworks, connections, building applications, authorities, etc. €40,000

- outdoor facilities €20,000

Is anything missing?

Don't underestimate the standard. It can really look ugly. You can quickly lose a few thousand again for upgrades. The equipment of the houses also varies greatly in quality depending on the provider.
