Dream house floor plan - 173m² with 3 children's rooms

Dear house-building community,

After much consideration, I have decided to share our draft planning here. As a long-time passive reader, I would like to give the community a small contribution as a thank you and perhaps even inspire some readers with our floor plan.

For context: We have completed the draft planning with the architect and are currently obtaining quotes. The house will be built as a "prefabricated house" with slightly upscale features (KfW-40, Q3, ventilation system, radio-controlled blinds, etc.) at around 3000 € per square meter. I am very happy to receive any feedback and hope for many comments. Feel free to critically question the design. One note: We are satisfied with the planning and do not wish to make any changes.

Here we go!

Framework data:


    [*]Plot: approx. 470 m² in a new development area with a slight slope to the south (1 m across the length of the plot, 0.5 m across the width of the house)
    [*]Neighboring plot to the north: unattractive, vacant three-story building
    [*]Pain threshold for the construction project minus plot and possibly garden/terrace: 700,000 €

Requirements:

    [*]3 children's rooms (each 12–14 m²)
    [*]Laundry room or utility/laundry room
    [*]Study for double desk and guest bed
    [*]Shower in the guest bathroom
    [*]Stairs with straight run
    [*]Living-dining-cooking area in L-shape
    [*]Space for hallway furniture
    [*]Double garage
    [*]2 full floors
    [*]On a slab foundation

I have deliberately kept it brief and do not want to reveal yet what I like or dislike about the design. Instead, I am now sitting back and grabbing popcorn. Anyone who wants to know more is welcome to visit my website (Name + ".de").

I have already commented there as well, the stories read quite entertainingly, about finding the property and of course about Heinz. For now, I will let others go first with comments – maybe someone also wants to express suspicions about the contents of my mustard (especially bets on what I will start with). In this spirit: see you in a week (whether Dieter Meier will be here then or not)!

Dear TE, I really wonder if you have some masochistic tendencies. You are obviously more than satisfied with your project and say you will not change anything about it. You probably expect praise here, because you will reject even justified criticism, since otherwise you would have to admit that you planned one or the other flop, but knowing this, you will not change it any more. If justified criticism is to be read here, you will always have it in your ear like tinnitus during and after the construction, and some popcorn will cause scratching in the throat. My tip: Enjoy your security and do not let the light you have just lit be blown out. What will you do if they are mostly critical?

If what is stated in the brackets is, for you, a slightly upscale equipment, achieving 3,000 EUR/m² turnkey... never. But good luck.

OK, I'll just start with the first topics: - The pantry is separated from the kitchen, I have to go through the hallway every time. - To get to the pantry, I have to open a double door that leads to the kitchen. It hardly gets more annoying for everyday life. - The double door is simply placed there without any sense or reason. Not much light will come through the door from the hallway. And as a royal "gateway" that looks nice when entering the house, the door is also not noticeable because it is not even visible from the entrance. - The bathroom on the upper floor is convoluted and poorly planned. The toilet is prominently placed, the bathtub is thrown into the last remaining corner. - The exterior view is asymmetrical, restless, and would bother me massively every time I look at the house. - €3,000/sqm ready to move in will not work with your wishes. My highlight is, by the way, the balcony that can only be accessed from the utility room. I've never seen anything like that (and for good reason).
