Ok ... found.

What would bother me is the long corridor on the upper floor.
Also, I find the 2m space for a couch for 2 adults + possibly 2 children far too little.
I would rather try to combine kitchen-dining area-pantry.
At the moment, you run from the kitchen to the pantry and from the kitchen to the dining area always through the living area around the sofa.
There are plenty of standard floor plans that have solved this much better by far.

The exterior views do not fit at all.

With a 300m² plot, are you even allowed to build that big or do you then exceed the floor area ratio?
Is a garage or carport still planned?

The question is whether 2.5-story buildings are even allowed.

Imagine putting a window at the end of the hallway, I forgot to include that. I actually hadn't thought of the option to enlarge the bathroom and shorten the hallway. Then the hallway would be shorter, but the lighting problem in the hallway would still be there.

The study simply cannot be smaller; this is already the maximum, as two people have to be able to work here. We don’t want the kitchen to be bigger than planned here.

A basement costs at least 50,000 EUR, which cannot be neglected; the attic conversion + extension would be about 20,000 EUR if I calculated correctly.

According to the development plan, two floors are allowed, and in a narrow strip even three. The floor area ratio here is 0.4, and we should actually stay within 300m² of land.

I have now placed the furniture exemplarily like this; I also had another variant with the dining area directly opposite the kitchen, but that seemed a bit odd to me.

Then the roof is at least an option - and definitely much cheaper than the basement.
