Hello , I am just an amateur. I haven’t dealt with the dimensions, site plan, or other possibilities for room arrangement. I’m just giving you a few detailed impressions. Personally, I don’t want to have to walk through the dressing room and bedroom to get to the bathroom. But you still have the guest bathroom with a shower in case you really come home very sweaty or dirty. What I like about the bathroom itself is that you get daylight at the sink. (I hope your own body doesn’t cast too much shadow on it.) However, many would prefer the toilet by the window because of odors or, well, because some people apparently like to read the newspaper there. But I do think it's good that you can’t see the toilet directly from the bathtub. The nicest thing is when a guest can get from the front door to the living room via the shortest and most straightforward route possible. If not, though, I also find it completely acceptable. I’m just mentioning it; you have to judge. I like that indirectly, through this multipurpose room, there is another path to the kitchen and that the room can also be used as a dining area. Because you don’t have to store food in the kitchen and can set up cabinets for (Sunday) dishes, (champagne) glasses, and the like in the (large!) living room if needed, I think the kitchen size is quite sufficient. If you provide kitchen wall cabinets. If the wall behind the stove is not load-bearing, it could be removed later if necessary to place a larger kitchen island. I also like that the rooms (except for the slanted wall ) have a well-usable rectangular shape and, in my opinion, the doors are placed sensibly. Regarding the window areas, I’m not sure if it might be a bit too little – a rule of thumb has already been posted here in the forum; you’ll have to look it up and calculate. Note, because of the frames, the actual glass area is smaller later than the rough opening dimensions. Maybe some of this helps you. Regards willWohnen
