Development plan unclear regarding the number of floors and height on the slope

To me, without a basement looks easier here, or am I seeing that wrong (assuming the municipality would approve it)? However, it is already very flat at the top, in reality the slope there is greater.

Hello You did not read my post properly, it says "pro ohne UG". To clarify, I have made both sections. My basis is the development plan and the BayernAtlas. The section comes out exactly like that. I am still waiting for reliable information such as pictures of the property and the neighboring buildings.

Please draw an area for the terrace here. Then you either have to dig out and catch behind the house or model the terrain beside/in front of the house. In the other option, it happens all by itself behind the house.

Sure, that would have to be done, but that can't possibly be even remotely as expensive as building a complete basement, or am I wrong?

I have indeed marked a terrace of 8 m in the south. It might be somewhat overshadowed by the garage. I am also a fan of basements and ground floors. But with the planned 80m2 living space, I lack the imagination. Not to mention the costs.

It depends on how you slope it and how high. There is a very wide range from "we just slope it a bit" to self-made concrete block walls, L-blocks set by the garden landscaper (because they are too heavy to move without an excavator) up to natural stone dry walls. Since you can see that from your own terrace, you will tend to prefer nicer solutions, which are usually more expensive. Ultimately, these kinds of things reduce the financial advantage of "we build without a basement" more and more. And at some point, the question is whether it is still a good ratio to pay 50% or more of the basement price in order to end up without a basement. In the end, you will have to make that decision yourselves. I would also ask again whether you really only need 80sqm including basement and storage rooms. Beyond a certain threshold, building smaller is only slightly cheaper anyway, because you still have a front door, heating, a bathroom, a kitchen... For someone born in '89, the question of family planning might also arise.
