If the access can be variable from the private road, I see the driveway to the garage and the garage itself in the southern corner. The entire design then adjusts accordingly, primarily the entrance area on the west side of the house.

It would be nice if you could write for whom the house is intended. At the moment, I see shortcomings in the comparatively small utility rooms compared to the living areas: The guest WC is very, very narrow, we had that in the terraced house and it is definitely only an option. The utility/technical room is the same size for us, but for 2 people and could be slightly larger. However, we also have an additional utility room for laundry upstairs. 8 sqm is not enough for a family in total. On the other hand, an oversized open plan room. Everyone has to go through the quiet zone, the living room, if they want to get something from the kitchen. It is disturbing when you have children who also bring overnight or evening guests. The ground floor reminds me of a semi-detached or terraced house that has pumped up the open plan room. Structural integrity? Upstairs: The stairwell is already problematic: if you ever need a ladder upstairs, you have to go diagonally into the office and then turn in the hallway. The two entrances to the children's and the parents' rooms can be omitted – they only create tunnel vision. Gain = 0, better to give that space to the hallway so you can turn with the ladder. The trapped walk-in closet is impractical: the way is very long to quickly change clothes. Also, only a long wardrobe fits in there and nothing else. The child can simply come into the bedroom as a visitor. The bathroom entrance is also a tunnel through the privacy wall. If you stand in the bathroom, the view of the toilet/door/shower side will not look particularly charming either. The privacy wall for whoever needs it doesn’t really help either, since there is a clear view of the toilet.* Bathtub in the window niche: some want that, but forget the neighbors around them. I bet these windows will be fully covered with blinds.

As mentioned above: garage in the southern corner of the property. Then use it as a visual screen against the bigger street for the terrace and garden. Pay attention to capturing some west sun in the floor plan. Possibly fully glazed entrance door on the west side, large window in the stairwell area (depending on where it is placed). For visitors, access from the main street. What kind of street is it??? If it is a residential area, then that is possible. A small sunset terrace in the west (NW) area.

What are the dimensions of the property???

*Drainage would also be interesting.

.. Garage in the southern tip? It is probably not allowed to be built before the red building boundary ... and does it make sense?

At least you don’t pave one third of the plot tightly, which you hardly benefit from. I admit: I don’t like these endless driveways, they have no advantage, neither visually nor in terms of feeling, they even cost a lot of money, which you could rather invest in a nice courtyard or other living spaces in the garden. You have to shield off to the street anyway... and an entrance that is visible and inviting is a high priority for me. You can design that really neatly with the building line and front garden. I also have an idea for the floor plan, but I’m on the go and haven’t managed to get to the upper floor yet

Unfortunately, a lot of information is missing, which prevents me from putting something down on paper. I also just don’t have time.

Yes, without property dimensions, nothing is really worthwhile.

Here quickly the property measurements. Sorry, we are currently still traveling. We want to get from the garage to the house without getting our feet wet. Therefore, the garage is located at this spot in the concept.

Is the garage allowed to be on the border in the west now? That would also be the best spot for me. Privacy screen against the street. With boundary construction, it would be the best. And consider how much sun you really miss out on. What dimensions should the garage have? Double garage?
