Yes, there will be a double garage of about 6x6m. No, I am not allowed to exceed the 5m building line. Therefore, the garage is not possible on the west side. It is only possible on the east side of the house.

Furthermore, the driveway should also be used as a parking space for guests. Parking is not allowed on the private road.

Don’t say nothing works except east.

First: 20 x 30 is predestined for elongated houses.
The building line pulls the house everywhere except into a square or anything close to it.
Since a house design isn’t done in 1.2 hours, I don’t have one either, but here’s an example if you approach the design differently than the standard. That doesn’t mean one or the other is better… you’ve already locked into your design, no matter how bad it may be… but it shows that there are other options, which have their own merits.
I haven’t found a solution for grandma yet.

Is that because you think so or because it is specified that way? Again because of that .. just at least 5 m away from the west side on the left and the house narrower and therefore wider.

He did write that you are only allowed to drive onto the property from the private road. From an access point of view, that also makes sense: Otherwise, the private dead-end road would be pointless or wouldn't be needed at all.

Under this premise, there is no other way!

Basically, the dead-end streets are needed to access the rear properties.

Parcel 38, for example, is accessed from the main street.

This already takes up quite a bit of space:


The floor area ratio/floor space index is also missing in the initial post... I don’t know if that was mentioned before.

I would rather imagine a wide building, for example:



The upper floor mirrored accordingly would need to be revised


Then from the left:
5 m building boundary - 15 m house - 6 m garage ... 4 m width remain
and from the top of the plan
3 m + 1 m for the access path, 7.8 m house, 9 m property depth remain at the bottom of the plan

Question: would a pedestrian path from the main street as access to the front door be possible?

The house depth here is still 7.8 m, overall you could certainly save something with the space program indicated by the OP to arrive at a similar floor area as with the currently planned house.

You placed the utility/technical room towards the main street. Is access from there? Wouldn’t it also be possible in the other north corner of the house?

It’s clear that the side roads are necessary to access the rear properties. For the OP, it’s simply unfortunate that he has to make the access (driveway) from there (in my opinion, this really needs to be clarified whether it really has to be that way). If it still has to be like that, I also see a rather elongated building and the garage as far east as possible. The issue with the footpath to the house is still open – it needs to be finally clarified in connection with the driveway.

I have now looked at a similar situation in another development area: there the driveway is allowed directly from the street and the side roads are planned exclusively for the rear building plots. That seems more logical and allows for better development. Maybe one still needs to ask the municipality how the development plan is really meant.
Either way, it will be a “tight squeeze”....
