Can you please provide the floor plan of EG/OG with dimensions? And also dimension the [Grundstück]? I could imagine a house here that is wide to the south with the narrow side on the [Baupflichtgrenze].

There is not much "south" left on the property. And thanks to the driveway with the garage, also no "north, west, and east". Actually, you don't have a garden anymore. I would say better a north garden than none at all in this case.

As soon as I am back home, I will provide you with more information. Using the iPad on the sun deck is a bit difficult. Even if some people here can't imagine it, you don't always have time for everything immediately.

Without measurements, it's hard to say exactly. Here are a few key points:

- possibly swap the kitchen and living room (chill area more undisturbed, short way from the entrance to the kitchen, living room more in the west, kitchen in the southeast)
- you have to like a bathroom with 2 doors, where is the toilet? layout can still be improved
- the "fireplace" wall seems rather disturbing to me. I find it unsuitable as a room divider. It disrupts the sense of space and the view of the terrace. Definitely try a 3D walkthrough if possible. Get rid of it.
- windows are scarce. especially in the stairwell, more light needs to come in
- bedroom next to the children's room and in the south may not be ideally placed
- chimney near the exterior wall usually isn't much of a looker

But these are all trivial things or personal preferences. Basically, it works.

I would also swap the kitchen and living room. And windows into the stairwell, that will really become a cave. These skylights are actually hardly keepable clean, a very unpleasant matter...
