I also see this as a seven-figure project.

How did you end up with 200+ sqm? For 675k you have to build significantly smaller.

We are starting our project in Upper Bavaria in 2022. A single-family house in Bauhaus style, high ceilings, large windows, upscale standard, fully basemented, attached double garage, around 250 sqm. Our structural engineer calculated the costs at 1.25m all-in (except kitchen and lighting). He regularly builds in the area and accounted for the highest Corona construction costs. So I am satisfied that the cost estimate is realistic.

You are lucky to get some things cheaper. For us, the windows with shading are around 100k. But even if you get some things cheaper, it will never work for 675k.

Did you give the architect a budget?

I am somewhat confused about how one can build a house 95% on their own if they have no idea about construction costs. Which 5% will be outsourced? I am curious to see how the project progresses!

I am not an expert but the large window elements in Bauhaus houses are simply expensive. The floor plans are usually very open on the ground floor as well. That, combined with the large windows, means the shell construction swallows a lot of money until the structural engineer is satisfied. A flat roof is (I assume) more costly than other roof types.

Yes, the windows are an issue,
But rooms up to 5m wide can be implemented without much effort using a reinforced concrete ceiling.
Also, cheap rectangular surfaces and affordable plaster.
And please, this should not become the topic here?!

A bit off-topic...
Could you tell me what the floor-to-ceiling windows + shading will look like? Are you planning to use external boxes for the venetian blinds? Or have you found another solution?
Why do I ask? We were also planning to install windows up to the ceiling (270 cm). However, the window manufacturer said that in this case it would only be possible with surface-mounted boxes...

Good question! Our windows on the ground floor are also 270cm with venetian blinds. Our window manufacturer said the same. Since we don’t want surface-mounted boxes, we will lower the ceilings inside by about 25cm, then the venetian blinds will come under the plaster. Luckily, we have enough leeway with the house height to sacrifice the 25cm.
