How did you end up with 200+ sqm? For 675k you have to build significantly smaller.
We are starting our project in Upper Bavaria in 2022. A single-family house in Bauhaus style, high ceilings, large windows, upscale standard, fully basemented, attached double garage, around 250 sqm. Our structural engineer calculated the costs at 1.25m all-in (except kitchen and lighting). He regularly builds in the area and accounted for the highest Corona construction costs. So I am satisfied that the cost estimate is realistic.
You are lucky to get some things cheaper. For us, the windows with shading are around 100k. But even if you get some things cheaper, it will never work for 675k.
