We have now decided to obtain counteroffers from other construction companies/trades. Just so we know that the general contractor isn’t trying to rip us off. Even with just the windows, there is already a difference of 50K compared to the general contractor.
yes, at the first meeting with him we immediately mentioned that we would like to have the windows from the acquaintance and he said that this wouldn’t be a problem either.
To sum up: so the general contractor knowingly offered windows even though you will remove them from the scope of work, basically just to show you that he is 50k more expensive than your acquaintance?
Still have to check if that would also be possible with other trades. Because then we would have him deduct quite a bit.
LOL – in the end the general contractor only gets his profit and you pick all the trades yourselves and have to take care of everything. The general contractor laughs to himself and wonders why the crazy customers don’t just build individually with an architect.
I see it the same way: the general contractor will
only except for his profit margin deduct the trades for these positions, i.e. you definitely pay the margin twice (although with serious calculation the bid variance is always smaller than this!). I consider gradually reducing the developer tie-in slice by slice to be of very doubtful usefulness. About forty years ago, some car magazine once did a fun calculation of how much a regular VW Golf would cost if bought part-by-part from the parts counter: if I remember correctly, (for self-assembly!) about six times the retail price of the finished product.
