What was your reaction to the "bargain"? Presumably, in your later recalculation, you will come up about 10% higher....

I had estimated 800k+ ancillary costs....

So 1.2 million minus estimated 800k construction costs, minus 270k for the land = 0.13 million ancillary costs = about 10% = bullseye ;)
