I would first calculate the personal contribution for the sister and then add another 15%. Does she also have a sloping plot? She probably concluded her contract in 2020? Then 15-20% additional costs plus the surcharge for less personal contribution would be realistic. If not, optimistic.

The neighbor just paid 30% more for his second garage. The gate alone has become 50% more expensive. Our installer announced 35% additional costs for the second construction phase. Labor costs are currently hitting in the more affordable regions. The expensive metropolitan areas are squeezing the craftsmen with high prices, and the companies are desperately looking for staff and have to pay a lot.

yes, she also has a hillside house although the slope is not as steep here as it is for her and yes, she already signed the contract in 2020. The rising costs are really extreme. We have set a budget for the entire project WITHOUT furnishings at 925k. The fully developed land with ancillary costs amounts to 280k (we can finance this with equity). Then 645k would remain for the house + double garage. That would be almost 100k more than my sister.

Did your sister have the same developer? You also pay property transfer tax on the house. But now just wait, depending on the area it has already been significantly cheaper here than expected. More than mentally preparing yourself for the possibility that 600k might not be enough, you can’t do right now. And if it is enough, even better.

You also didn’t write exactly enough about what should be included in the budget. Outdoor facilities with a slope also add a considerable amount.

Thank you for your support and help. Yes, you are completely right @ . I'm just a bit mentally stressed because of this. I'll just wait and see what the GU says and try to save my nerves. The calculation can't take that much longer...
