I would rather do it the other way around, because: you are now getting rough quotes for houses, then you look for a plot of land that fits the budget, but only find one at the end of 2019 or even later, so with all the further planning (which is not possible without the plot) contracts can realistically only be signed at the earliest in 2020. By then, prices may have changed significantly anyway, so you will need new quotes and might then realize that the plot was actually a bit expensive after all, etc.

: In principle, I agree. However, we have agreed that we want to observe the real estate market for a longer period. This helps us to be comfortable with a compromise, which is absolutely necessary. It is also possible (although unlikely) that by pure chance a nice, affordable plot will still appear.

If you google prefabricated house, you get a prefabricated house. What you mean is a general contractor, that is a GC, who takes everything into his own hands.


The problem will be that without an existing plot of land, they cannot and also will not make a concrete offer. It would be wasted effort.

There are catalog prices, but these hardly include the real prices.

I consider this approach useless, but since you don’t have a plot of land yet anyway, time is not pressing you. So try it.

Nevertheless, the rule applies: first the plot of land, then the house is adapted to it.
Ultimately, the development plan must also be adhered to.

I think the planned approach is good - but the order is completely wrong: 1. Search for a plot of land (the prices of the plots do not change because of any house prices). 2. Once a plot is available: plan the house/floor plan based on your own requirements. 3. As soon as there is a "stable" status of requirements and floor plan sketches: obtain offers (from my perspective, 3 are optimal). 4. Review the offers, coordinate with the (hopefully further developed) decisions (what you really want now) and discard the third place. 5. Deepen (detailed) offer with 2 providers (including preliminary sample selection). The offer must then include everything you want to have. 6. Decide with whom you will build. Without knowing the plot, many questions simply cannot be answered! Especially the costs for earthworks must not be underestimated - therefore, you will only know the total amount available for building a house once you have the plot. Then subtract the potential additional building costs - and only then will you know what budget framework remains. Annoying too many providers during a phase when you don’t yet have a plot is counterproductive....

Hello,
in our village there are 2 plots for sale. Not quite Zwenkau. About 20 minutes to Leipzig. Around 1000m². However, 6 km to civilization.
