Cost estimation of house to determine the budget for the land

Above all else, you first need to adjust your budget or your expectations. For 500k, you won't get a 160m² house in an area where plots of land cost 200k. The variables now are budget, house size, and location. You will have to adjust at least one of these, preferably two, or maybe even all three. Offers from house builders without [Grundstück] are, in my opinion, worthless.

This is a learning process. I still clearly remember March 2016. The REH was sold, there were just under 200 in the bank. In addition, we had a plot of land. The goal was to have a house with everything for 180. No loan, nothing. But the learning process was that it doesn’t work because certain things, connections, terrain, garden, kitchen are never included in the base price, yet are indispensable. We then decided to borrow 50 more. No more. Some people here in the forum at that time were absolutely convinced that would still not be enough. But it worked out. Only the first goal, life teaches you that, not the forum, that didn’t work. But if you don’t want to give up all your lines of defense, you have to be disciplined and limit yourself. My wife would love to have a conservatory. We will have that too, for sure. But only in five years. But then definitely.

Hello Schlenk-Bear, have you made any progress with the planning? That is, do you have a plot of land or a construction company? We have just gone through all of this - maybe we could exchange some ideas?

Yes, we have bought a plot of land. Since we are currently very busy with other issues, building the house will still take a while. How exactly we will approach this topic is still completely unclear. A known/trustworthy architect will only be available in about 2 years because he is fully booked. In addition, he is also relatively expensive.

We are currently roughly planning the layout of the house ourselves to find out what we want for ourselves - and honestly, we are frustrated by it. Let's see how things progress...

We would be very happy to exchange ideas. But as I said, it will still take a while before the house is built.
