Hello,
1. After some research, I tend to lean towards a prefabricated house. These things are said to hold up well in terms of durability and lifespan compared to a solid masonry house, despite their bad reputation.
The disadvantage here is probably the reduced resale value due to the aforementioned prejudices?
Yes - if you want to stick to your figures; then you basically only have a chance to build if you settle for a cheap provider. The fact that this is the naive case is proven to me by the following statement from you:
By the way, I came to the total sum via immoscout where prefabricated houses including plots are offered. Maybe this is naive and of course I will have extensive advice and comparisons.
Beware: really cheap usually ends up being really expensive ;)
2. As a maximum, I have set 200,000-250,000 for land + house. In addition, another 50,000-80,000 for interior finishing and ancillary costs. So a maximum sum of 330,000. Does that sound realistic to you or would you generally advise against a prefabricated house? (if yes, why)
3. I also have no above-average requirements for equipment and size.
150 sqm living space for 2-3 people should be it and preferably energy efficient.
The Lipperland is not so expensive soil-wise; unless you want to build in Detmold or Lemgo; Horn Bad Meinberg probably isn't exactly cheap either due to the clinic. All in all, however, still cheaper than Düsseldorf/Cologne and the surrounding area and also cheaper than RP and Bavaria. Still, you won’t get by with your desired budget, because 150 sqm costs a good 218,000 EUR on a slab foundation as a solid masonry house and in the turnkey variant; that is, without painting and floor coverings. A comparable prefabricated house - that is definitely not a cheap provider - is also comparably expensive; depending on the provider, even more expensive! Plus garage, additional building costs and some extras, the targeted budget is not enough; with a basement all the more so.
4. I would like to start the building project at the end of next year with equity of ~100,000.
Why only then? At least one, if not two, price increases will have occurred by then.
