Can you share some details about your construction? Because it's hard to make sense of the numbers...

Good morning, What details do you want to know? It is a "normal" residential house, 1 1/2 stories, 1 carport, 1 garage, with the carport located here between the house and the garage, so that the space above the garage can still be used. Whether as living space or storage space is irrelevant here for now. The offer from the carpenter for the prefab house amounts to €207,000 including roof, [Spenglerarbeiten], chimney, screed, roof windows, facade plaster, and wooden stairs. Foundation, prefab garage, and drainage around the house are not yet included here. The offer for the solid house is €70,000 for the shell construction (with foundation and garage) and €54,000 for the roof (including [Spenglerarbeiten] and double-wing window).

You can only compare the offers if you end up with the same energy demand. Keyword insulation, U-values, equipment. I can put a sink for €20 or one for €200 into an offer. I can include tiles at €10/sqm and tiles at €40/sqm. This explains the huge price differences. In general, you always get what you pay for. If the number at the bottom right is more important to you than the installed material, then you shouldn’t complain later. We bought our prefabricated house completely for €235,000 excluding incidental construction costs. It is a Kfw55 house, with some extras and just under 150 sqm. I’m sure you can still save a few thousand euros here, but not huge amounts. When we compared providers, that was almost the highest sum; there were also the cheap ones, but I didn’t trust them. They offered turnkey from €150,000.... Whoever believes that will probably end up paying more, I guess.

How big the house should be, basement etc... So now how is the timber frame house supposed to cost 360,000 EURO or 207,000 EURO?

The question here is not the price, because I myself believe that you pay extra if you try to save too much. Of course, I could have also inquired with some cheap providers, but I am not a fan of Polish "skilled workers". I didn’t have an energy calculation done for the prefab house, but even if it were KFW 55, I don't see the relation here. Above all, I believe that a wooden frame house needs a residential ventilation system because it is simply too airtight.
The other question would be: When did you build or have your house built? KfW 55 from 5 years ago is no longer really KfW 55 today.

Those who can read have a clear advantage. I had listed everything that was included in the wooden frame house. It should be clear that additional costs arise for other trades such as heating, electricity, windows/doors, and furnishings such as kitchen, floor, bathroom, right?
