The highway is not bad if you are west. Since the wind mostly comes from the west, the noise goes to the east.
East wind is rare and cold, so you stay inside because it is unpleasant outside.

Don’t be discouraged. Just have the standard offered to you and the desired more expensive version as an eventual option. Then you will know whether the upgrade is financially feasible or if it stays with the standard.

For example, in our case, the standard was ordinary 08/15 clay roof tiles in anthracite. A conversation with the supplier from whom our company orders the clay roof tiles revealed that he could supply glazed clay roof tiles from the same manufacturer in black at the same price, since his warehouse was full of that stuff.

I would also be cautious with the figures mentioned here. As a guideline, they are top-notch, but still only a guideline. The surcharge of €8,000.00 mentioned by Nordlys for regular clay roof tiles to glazed ones was the total price for glazed clay roof tiles including installation on the 218 sqm roof.

So always form your own opinion first. You can always remove it later.

Exactly. First, gather information. You need a long time anyway for planning, searching for the right building partner, and the plot of land. One step at a time!

Aktuell Bau is the provider of our acquaintances. How it went, I can probably report to you next week. So far, I only know the house from pictures.

Attention, my mentioned surcharges refer to proper standard, and that is with roof Braas Harzer Pfanne concrete roof tile, with wall aerated concrete plus plaster, with window Polish PVC window white, triple glazed, max. two terrace doors, with tiles 25,- incl. tax per sqm, with sanitary Duravit D Code, Ideal Standard or similar, with plaster gypsum plaster, only in the bathroom lime cement, with heating gas boiler and solar for hot water, 45 sockets, one network socket, 2 satellite connections, one outdoor socket, one outdoor tap etc. That is good, proper standard for a functional, durable house. On that my surcharges. K.

We have now discussed at length and come to the following conclusion: We will request informational material from two to three prefab house providers who are building extensively, select two to three models each (bungalow and 1.5 to 2 stories), and have them provide concrete offers. This way, in addition to the costs, we also know the requirements for the plot of land for the respective house. Based on this, we will look for a plot (that also fits financially). For the selected house from the prefab house provider, we will have an offer created by an architect. The office where we received advice was of the opinion that an architect is cheaper than the prefab house manufacturer. Depending on who better meets our needs, they will be awarded the contract. The first step now is to find and contact prefab house providers.

Hmm. I would have approached it differently. I would first have bought a piece of land. Land does not go bad. If in doubt, you can always get rid of it again, with a profit, because land is the thing on this world that cannot be multiplied and therefore will always become more valuable as there are more people. - Then you know how much money you have and what you can build. And then attack.
