But that is only true if you work in the city and all your friends live there. Depending on the profession, there is also the possibility to work in the village and get from A to B without traffic jams, etc. Lower land prices do not have to come with less quality of life.

The OP will know why he is looking for such expensive plots....and the advice to just move where it is cheap may not be helpful to him.

Yes, we can wait as well. The point is, as we see it, building will rather become more expensive than cheaper in the future. In fact, we are not in such a hurry with the house. We first want to have a plot of land because the prices for these are rising rapidly. Then we want to calmly plan the house and especially save some money again.

It varies. Most of the plots are at 200 Euros/m^2 and above. The plot for 240,000 including ancillary costs is 1,400 m^2. It needs to be cleared (trees and garage) and is 500 m as the crow flies from the highway. This can be heard... A very big problem is to actually get a plot at all. If we find a new plot on the internet in the evening and call the next morning, it is often already gone. From our observation, property developers are behind this. They then offer the house on exactly that plot shortly afterwards.

That's true. It has to be a compromise. I find it hard to drive 20 km by car each way daily. 10 to 15 km is the pain threshold here... Then I can also ride the bike in good weather.

The waiting, I believe, referred more to not being able to create a great outdoor area right away, adding the carport only a few years later, replacing the roller kitchen with a "dream kitchen" in a few years, etc. So basically not moving into a finished house and garden with all the extras and realized dreams around every corner.

With the land prices, 500k will likely be very tight but depending on the size of the plot, not impossible.

I would stay away from that plot. For a rest stop feeling, that would be way too expensive for me.

500-700m² should better fit the budget and make building a house possible. Are there no new development areas nearby?

Unfortunately not. There are also no plans in the foreseeable future. We have inquired with the relevant authorities. We have often heard indications that it is only possible privately now. Once a property is listed on the markets, it is too late. Privately, we have already inquired about everything. Many were simply faster than us.
