Our house, for example, had a base price of €145K for 137 m², except for underfloor heating and controlled residential ventilation, everything you need was already included. The rest is just "luxury".
Similar: it was offered at €150,000, then €190,000 with appropriate heating technology and this and that – €20,000 were added for upgrades to the electrical system, sanitary, and tiles on top. Then the landscaping gardener... for the house (€210,000) with additional construction costs, we roughly built for €1,600/m². 2014.
That’s why I would never come up with the idea and say: if you want to build, calculate with €1,600/m². You really get into trouble if someone takes that at face value. Even if the statement is about a bungalow, you have to assume that there is at least some level of demand.
From our observation, the developers are behind it. They then offer the house on exactly the same plot a short time later.
Developers don’t buy, they only reserve. Just like an end customer can do. You can also point that out to the sellers. They don’t get more money from a general contractor/developer than from you.
I find it hard to drive 20 km by car every day each way. 10 to 15 km is the pain threshold here... In good weather, I can also ride my bike.
The shorter the way, the better. But the closer to the next city, the more expensive the plot. It’s normal to drive 50+ km to the big cities.
A convenient person should keep that in mind. Limiting oneself to 15 km restricts the search for plots and does not necessarily increase quality of life.
I don’t want to put anything in a drawer here, but I have already heard this topic “commute too long” from quite a few East Germans – thirty years have achieved relatively little there.
