True. I was just mentally including the land costs. That's obviously nonsense. 3000 per sqm is too much as a minimum price. But 2500 + ancillary building costs + basement + fittings I also find too much.

3 residential units means already 3x KfW loans (each 120,000 €) with up to 3x 40,000 € bonuses. Only one heating system will be installed and it should not be 3x as expensive as for a single-family house.

KfW will soon be changed to 150 K with higher funding.

Yes, theoretically yes. However, BAFA funding will probably be discontinued for that. Whether it is better for new buildings now or not is still up in the air.

Would you possibly like to have specific values? At our workplace, we have the construction cost index (BKI) available. It provides values per m² gross floor area (BGF), living area or net floor area (Nfl), and per m³. There are also individual values for the different construction cost groups/trades. However, as everyone else has already mentioned, these are only guideline values. Depending on the equipment, the costs vary upwards or downwards. However, the larger the project, the cheaper it gets. Equipment and construction type can easily offset this cost advantage again.

Some concrete figures from practice for a larger multi-family house from the developer (good location in the Cologne catchment area). Construction costs incl. earthworks and house connections incl. underground parking, basement rooms, elevator, etc.: almost exactly €2,500/sqm. Only the 700 costs (architect, structural engineering, etc.) as well as the land purchase are missing. Earthworks for the shell construction alone already include €465 (very complex).
