Construction supervision via Bauherren-Schutzbund, Association of Private Builders, TÜV, DEKRA, independent expert surveyor, or "xyz"...?

That may be what your architect did, but otherwise that is a borderline accusation!

My architect contacts a joint list of craftsmen. He contributes some and so do I. Then there are craftsmen he doesn't want or ones I don't want. These are then possibly removed from that list. I participate in the evaluation of the offers and I make the final decision on awarding the contract – after all, it is my money being spent. I am the builder, I am the housebuilding contractor, I am the boss, I am the decision-maker. The architect is my service provider and has to represent my interests. He is paid for that and is also liable. Which is also what makes the difference to the construction supervisors from TÜV, DEKRA, and the like. The latter try to limit their liability to the fee amount. The architect cannot do that!

But that does not mean that there are not also construction supervisors who accompany you completely - including the energy-related measures.
Or does it then indeed come down to having two construction supervisors?

What makes sense? What are your experiences?

If the architect and energy consultant are the same person, then you have only one construction supervisor, otherwise two.

That means for me, if I fully trust my architect and he is simultaneously a certified energy consultant, parts of his fees can be financed through the KFW subsidies for the construction supervisor (up to €4000.00)? Does that make sense? It seems more reasonable to me to have an external construction supervisor who is independent from the architect and all involved companies (e.g., via the Bauherren-Schutzbund). Ideally, this person is also a certified energy consultant for the KfW. If he is not, do I need to bring a third party on board...? Regards, Sebastian

Correct, this applies to the KFW-eligible construction supervisor costs. Hiring an additional construction supervisor from DEKRA and the like is wasted money, a) they don’t come often enough anyway b) they limit their own liability c) it’s redundant d) it’s additional costs. Better to have the architect and the EB separately, then you get double input already in the planning phase without extra costs.

What do you mean by "and co"?
We would now probably look at the Bauherren-Schutzbund or Verband Privater Bauherren.
Or rather directly independent?
It should then be both a construction companion and energy consultant in one.
