This price is surprisingly realistically estimated if and insofar as it refers exclusively to the house (without possible storage room as well as covered parking opportunity for bicycles) and presumably only in the "turnkey" version (without painting and flooring work); house construction in NRW. On the border to Lower Saxony it might be a bit cheaper; but I rather don’t believe that.
I see hardly any potential for savings here, because – provided you forgo the split level – horrendous costs for civil engineering will come your way. This money, required due to geological compensation, is better invested in an architecture that is rather rare but interesting.
You can save a few thousand euros if you forego the use of Douglas fir in the facade and instead use color accents; by the way, this also fits the colorfully designed storage room.
A gas condensing boiler with solar water heating will hardly be cheaper for you than an air-water heat pump; you should not do without ventilation either; unless you or your partner will be at home permanently for 2 years after handover and can carry out the necessary ventilation intervals manually. By the way, ventilation also has a lot to do with comfort!
That means, in my opinion, the building to be constructed will already meet the requirements of a KfW 70 efficiency house in terms of the building envelope. Gas and ventilation with heat recovery usually meet the requirements for KfW 70; air-water heat pump mostly without additional technology. So you may only save the cost of a ventilation system; in the resale in year "x" what ultimately counts is the verifiable energy consumption.
What of course can become critical: your architect estimates the costs. These will only become concrete when the individual tender documents are received. So there is the – not unlikely – risk that your architect’s estimate will be overtaken by reality.
Conclusion: if your heart is attached to this design, you will have to live with the costs.
