There are just a few adjustment options. You should read the reference calculation of the KFW. After that, you can build, but all parts must comply with these reference values; otherwise, an individual calculation must be made.

I would get in touch with an energy consultant.

Also, what do your construction companies say? Often it is the case that they have experience with certain approaches.

And what kind of house should it be anyway? Or rather, which construction method?

Ok, I'll take a look at the reference calculation.

We will speak with the construction companies in the next few weeks. We already had an initial conversation with an architect, who apparently recommends and installs 95% only brine-water heat pumps without controlled residential ventilation (he doesn't think much of it).

Currently, we want something in the direction of a town villa or 2 full stories, which is not possible according to the current development plan; this will be clarified with the district office in the next few weeks. However, I could also be content with a normal one-story house with a gable roof.

Due to the generous plot, I can well imagine surface collectors or trench collectors; unfortunately, very few offer this or have hardly any experience with it.

Ask him if he wants to put a plastic bag over his head (without holes).

Yes, the curious thing is that several architects think this, no idea why? It possibly makes the planning easier.

We also asked our general contractor how we could achieve KFW 55 with a gas condensing boiler and [ST]. Compared to an air-to-water heat pump, it was several thousand euros extra for insulation.
