Just a different question, how much volume do you have? 1100cbm? It's nothing different from the 2000€/sqm, just an approximation value but even then you should have noticed that at 400€ per cbm, only for the building body without the garage, over 400k€ without additional costs will be due.

We already received the volume calculation from the architect at the 2nd appointment.

Our architect was also far below what the house now costs. However, we also had a garage demolition and carport new construction added, which was not planned, as well as an enlargement of the basement. We already knew that we would be over budget.
Also, the wooden basement is priced higher than the planned concrete basement (for which we simply could not find a contractor who had time)

On the other hand: the architect's fee is also cheaper this way

And yes, construction costs have risen considerably. We started our project over two years ago and researched. Just the prices for windows alone have gone really steeply upwards (and we always only compared wood/aluminum windows)

As several have already said, the floor plan is a waste of space. The main reason for this, in my opinion, is the staircase. It is either poorly placed or simply the wrong one.

No. Only after we stopped all further planning contracts and demanded a written construction cost calculation were the offers obtained for the calculation. In the meantime, we only asked about five times verbally and in writing whether the budget was sufficient. It was confirmed every time. In retrospect, we are, of course, wiser, also regarding the contract design with the architect.



On the contrary. We are talking here about a garage shell construction! Strip foundation, floor, walls, flat roof. Everything else like drainage, gate, door, electrical, exterior plaster will be added to the price!

For 75K€ I will also build the shell here - but for the house, not the garage. Something is wrong with you. Ask the shell builder if he sees price drivers. Otherwise, they were probably really just defensive offers. Apart from that, I consider 400K€ to be too little.
