Sounds to me clearly too high, these are probably polite "We-don’t-want-your-order" offers. We had that from a provider as well. Admittedly, these retracements are not necessary and only drive up the price. Further saving options that won’t ruin your life: air heat pump instead of gas/solar thermal, prefabricated garage for one car + carport?

We are building turnkey for just under 510k with similar living space on a hillside (architect service included). Equipment upscale, Stuttgart area...

Fuchur now has to consider which approach to pursue further. He is apparently 150-200K€ over budget. If he is willing to throw in 100K€, we can talk about cutting goodies to somehow move in a realistic direction. Although I still believe there is a misunderstanding (see e.g. garage) or these are defensive offers (as mentioned, the equipment is largely unknown here).

Otherwise, the key obviously lies in the area. 50 sqm smaller would be a start.

Yes, maybe it still somewhat limits the area in [Sachsen]? Here in Leipzig, I think I have an affordable roofer. We also had a good mason...

The sensible living space, so everything except hallway, corridors, storage rooms, pantry, and utility room, isn’t really bigger than ours now. It’s quite striking how much space (just in my eyes) and thus money is wasted. The window areas on each side and floor have at least one 240 cm window. Therefore, your window offer will probably be somewhere around 25-30k€. Normal “people” pay a bit more than half that here. By the way, window prices increased by 10% between 2017 and 2018. Unfortunately, I was hit with an extra 2k€ on top as well.

I also suspect that a replanning will be necessary. Above all, you apparently don’t have all the offers yet, or?

I don’t understand the price for the garage either. If you received an offer around 40k€, it would still only be -40k€.

Oh, I see. Ok. That is the Dresden catchment area. It could be more expensive there. I would get some more offers. Maybe also ask further outside of DD. But whether you can avoid the new planning? It makes me doubt...
