Price: 365k

Services as above.
Price: 355k
Offer 3:
Complete house and garage with simple standard finish and standard technology according to general contractor construction service description.
Price: 580-600k
If I estimate the missing trades, all 3 offers probably end up in comparable ranges. And that does not include surcharges for higher quality materials or better heating technology nor development costs and other additional construction costs or supplements. Also, additionally, the already paid architect fees for service phases 1-4 come on top.
Sounds to me clearly too high, these are probably polite "We-don’t-want-your-order" offers. We had that from a provider as well. Admittedly, these retracements are not necessary and only drive up the price. Further saving options that won’t ruin your life: air heat pump instead of gas/solar thermal, prefabricated garage for one car + carport?
We are building turnkey for just under 510k with similar living space on a hillside (architect service included). Equipment upscale, Stuttgart area...
