Construction cost development still normal???

you have been around here long enough to know that 400k€ including incidental construction costs for this size with a double garage, basement, clinker bricks, etc., is by far not enough. Why are you surprised now? I have 139sqm with basement, only a carport and plaster, and I am at 420k€.

I am not surprised at all, that's already stated in the opening post. However, I am very surprised that compared to your house in Bavaria

- +30m²
- garage instead of carport and
- clinker instead of plaster

should cost an additional 250k.

- +35sqm more = 70k€ more
- masonry double garage = 30k€ more
- clinker = 10k€-15k€ more
- entrance area = 10k€ more
- hip roof = 5k€-10k€ more
- +15sqm usable basement = 10-15k€ more. Much more as a living basement
- more windows, floors, screed, etc.
- my bathroom costs only 5k€ at Reuter for the fixtures or steel/wood stairs only 5k€

Many items simply add up.
Apparently, the 180k€ surcharge for your “extras” on the house fits.

It has nothing to do with Bavaria anymore.

I just wonder why at the end of last year, apart from , no one else pointed out the incorrect calculation to you.

Isn't it even more astonishing that an architect plans with the objective from the very beginning and confirms again before submitting the building application 3 weeks ago that the budget is sufficient?

Isn't it also always said here in the forum "Beware of the floor general contractor and the additional costs, an architect is your (paid) friend"?

No .... I'm a friend of the general contractor. I have/had a fixed price plus a few special requests. An architect gets a lot of money to waste even more money.
