Construction company with "land service"

Please don’t sign. That’s a scam. Honestly, I wouldn’t have thought that even the company Kern would need something like this. They can get in touch with you if they have land for you, and then you can still build with them. But why would they, if they ever get exclusive access to a piece of land, pass it on to you and not to another customer who is building a bigger or more expensive house? They have no obligation to you, but you certainly have obligations toward company Kern.

In essence: With such a large sales area, of course he doesn’t have them in stock. But if he kindly makes a few calls, it won’t take long before he can present a property.
However, since he officially has to bribe the agent for this, he only does so after I sign a contract with him.

Hi, I am actually working on a similar case:

New development area (the framework plan has not yet been adopted, let alone the development plan) with several single-family house plots. The marketer (not the city) said they cooperate with a developer, so I called them. They said, yes, we have exclusive plots reserved in one sub-area - and the list is already 50% full. If you sign a contract now, you also get on this exclusive list.

However, the plot is not sold by the developer. I am waiting for the documents. Apparently, there should be a right of withdrawal if you are not satisfied with the remaining plots.

Of course, it is somehow tempting not to have to rely on chance/luck.

But here the situation is different. These plots will really exist! As a salesperson of a house building company, I would lure with a actually existing plot - not with apparently fictitious ones.

That is of course true. However, the tax will probably be levied on both, and the developer is not the cheapest...
