Hello everyone,
thank you for the many responses. We agreed that the sales department would get in touch with us with a rough offer for a house that we have outlined with them. At the same time, they would finalize this contract for commitment. According to their statement, this contract would be structured so that the real estate transfer tax would apply exclusively to the land. As you can tell, I don’t know any details yet, but I wanted to hear if this is the consensus among the companies.
I would find it acceptable that we have the commitment with Kern if Kern actually brokers the land... and that without the accumulation of the real estate transfer tax.
I would prefer to find my own land and then look on the market for the most suitable construction company or architect, but the search for land in NRW – Düsseldorf area is more than just poor.
Where else can I look for building land besides ImmobilienScout? Should I perhaps contact a broker?
Please don’t sign. That’s a scam. Honestly, I wouldn’t have thought that even the company Kern would need something like this. They can get in touch with you if they have land for you, and then you can still build with them. But why would they, if they ever get exclusive access to a piece of land, pass it on to you and not to another customer who is building a bigger or more expensive house? They have no obligation to you, but you certainly have obligations toward company Kern.
