There are dozens of threads about this, try using the search. They all have one thing in common: "don't do it" or "oh dear, why did you do that" are usually the main messages... the reason was already explained to you here.

Yep, there is a trap. It's called "broker's commission."

A broker is the norm in real estate purchase/sale (existing properties), so a usual procedure. And on the buyer’s side, there are no restrictions at all.

Then I guess it's time to bite the bullet. On the other hand, the increased real estate transfer tax hike on a combined purchase of land and property almost matches the broker commission... so probably not that bad after all

Is the money really that loose?

Broker 5% on land 200,000€ = 10,000€
Real estate transfer tax 6.5% on 200,000€ = 13,000€
Total 23,000€

Alternatively:
Real estate transfer tax 6.5% on 200,000€ land and 450,000€ building = 42,250€

Topic tax evasion: The tax office will send you a multi-page questionnaire after purchase or construction, which you must fill out truthfully. If it becomes apparent from this that the plot of land and the house are forcibly linked, then the tax applies to both, no matter what Kern says. Therefore, one should not place too much trust in the salesperson’s statement.
