One more disadvantage: They can offer you the bexxxx property ever and book it on contract fulfillment.

The contract certainly does not contain a "Gefällt mir Grundstück" clause.

Once again: A compulsion to buy any random piece of land should neither be agreed upon nor enforceable. Nevertheless, one unnecessarily commits to a general contractor who is already acting very dubiously from the very beginning.

Hello everyone,
thank you for the many responses. We have agreed that the sales department will contact us with a preliminary offer for a house that we have agreed on with them. At the same time, they would finalize this contract for commitment. According to their statement, this contract would be structured so that the real estate transfer tax applies exclusively to the land. As you can already tell, I still don’t know anything exact at the moment, but I wanted to hear if this is the consensus among the companies.
I would find it acceptable that we have the commitment to Kern if Kern actually mediates the land... and that without the accumulation of the real estate transfer tax.
I would rather find my own land and then look for the most suitable construction company or architect on the market, but the land search in NRW - Düsseldorf area is more than just poor.
Where can I look for building land besides ImmobilienScout? Should I maybe contact a real estate agent?

And that's exactly what the general contractor takes advantage of..

I know 2 people who were also brokered a plot of land by a general contractor and built with them, and then the property transfer tax was charged completely. I would be very cautious there.

I cannot understand at all why anyone would let themselves be lulled by a general contractor to such an extent that they agree to sign any confusing agreements.

I agree with the previous speakers, STAY AWAY from such strange customer retention attempts.. They seem to really need it..

Then it can be assumed that Kern has no plots of land on hand and only forwards you offers from third-party providers. Then you can also search alone / with a broker and conclude with Kern afterward. Kern also has that problem. Ask acquaintances, go through municipalities, contact all possible brokers, look for building gaps and research owners, etc.

We haven't signed anything yet, and based on the statements here, my gut feeling to not do so is confirmed... thanks for that already... Does anyone have concrete tips on how I could get suitable building land without the mediation of a [GU]? Is a real estate agent legitimate, or are there similar "traps" there?
