But there is nothing wrong with having a house calculation done once, is there? Then you will also see what costs will come up for you, and you roughly include the costs for a plot of land etc.

Calculating does not mean you have to sign immediately - but in principle, it is of course important to look at the clauses!

Is it nobler in the mind ... (Shakespeare already asked). I would rather "try" my luck than prefer a "safe" getting imposed on me. But everyone is allowed to be young and fearless once, so don’t force yourself otherwise for my sake.

What do you mean by a “framework plan” – an urban development concept? – the development plan can still take a while. That sounds very likely to me like a "project-related development plan" that the land developer will prepare. I suppose we are dealing here with a larger brownfield that someone has completely acquired. And presumably, the municipality has signaled its goodwill on the condition that a part of the building plots must be put on the open market.

To me, your description sounds like developer-driven – however disguised (the marketing sister company has a different name than the construction company), fiscally I see you paying tax on both the cake and the icing. I’d be happy to look at the documents non-bindingly – you “are allowed” not to send a PM yet, but at gmx (de) I have the same member name

Exactly. There is a large development with many citizen participation events. In 2010 there was a new land use plan and these areas were designated as residential areas and in this context the landowner apparently requested a development plan. Then there was a structural concept, which was largely discarded. A few years ago things apparently changed and then there were many citizen meetings, and now a framework plan in its final version is on display and waiting for confirmation. After that comes the development plan. There is a 50-page document.

No idea if they really are connected - at least on paper it doesn't look that way.

I know that. Not only large, but also endlessly tedious. Theory about how municipal administrations imagine citizen proximity. People come from the town or want to move there and say what would be important to them. And the children who are still in their moms’ bellies during that talk night will already be at school when the development digging finally starts. After such events, I always understand where people’s political apathy comes from :-( Single-family home builders aren’t looking for plots for some never-never day, but for a house ready to move into next year.
