Is everyone aware that north is to the right of the plan? The west orientation of some rooms and the terrace should at least allow sunlight in the afternoon. Nevertheless, a north orientation of some living rooms does not necessarily have to be uninhabitable, sometimes it just can't be helped. Or rather, it is offset by the orientation of the plot - view of the street, etc. (speaking from my own experience...)

But I generally find the house too big for the plot. With clever planning, you can still accommodate a lot of quality of life on a 9x10m footprint, and the garden would become much airier and more usable, the budget would be more relaxed, and the necessary sloping of the garden would seem much more realistic!

Apparently not – but that doesn't really make it any more appealing, because:

I would like to add: and the garage as well. The development on this plot practically always has to suck in its belly. On compromise plots, you just have to make concessions in the development.

Not quite, right? More like top right.

And then take a look at the existing neighbor's garage, which is probably nearly 3m high + the approx. 1.2m L-shaped stones needed to hold back the slope and the "bay" of the garage from ... So the sun can briefly shine through in the evening when it is lower?
I'm not a sun position expert, but I still think that, in my opinion, not much sun gets there.
Of course, depending on the property, compromises have to be made... from my point of view, there are too many here.

Do you mean foiled windows?



Foiled windows? We will definitely get those – anthracite on the outside and white on the inside.
No colored accents in the exterior plaster Do you really need that?
Small simple tiles Apart from the bathrooms, stairs, and utility room, we will mostly lay vinyl.
Laminate see above.
No roller shutters But sure – with electric roller shutters.
No rain shower Do you really need that? We’re not that far along in planning anyway.
No KNX and co What is that?
No barrier-free shower At least a very flat shower tray – technically the better solution anyway.
Possibly no controlled residential ventilation What is that?
Energy saving ordinance?
Gas heating instead of heat pump We want an air-to-water heat pump because we don’t want gas & solar.
No ventilation system No, thanks. We prefer to ventilate the traditional way...

No matter how I rotate the house on the plot... if I place the garden on the left side of the house as planned, I will mostly have shade there because the house is 2.5 stories high (plus cellar, which stands more than 1m above the current ground level), and that’s why we aligned the house like this. I wasn’t concerned about the orientation itself, but rather about improvements to the floor plan in general – basically brainstorming.

Maybe that will calm some people down and more ideas will come together.
I would be happy.

I also find some features exaggeratedly playful, yet the slope with the earthworks should not be underestimated. But I am not the one here who has a feel for slopes. Although I am good at 3D thinking, even I am overwhelmed by the design of the slope... I guess I would have to represent it myself in the sandbox. Anyway: this belongs in the hands of architects!



Then create your own garden and make a pretty hedge so you don't have to look behind it.



“Not uncomfortable” does not mean “comfortable”?!
