Here are two more pictures for viewing the property.

Regarding the discussion about the south orientation, I can only say that we currently live with my parents-in-law and we do not feel uncomfortable in terms of lighting there.
The house has south at the front door (street side), where there are two windows (kitchen and bathroom).
On the west side, there are no windows on the ground floor, only two on the upper floor (bathroom and bedroom).
Most of the windows are located on the north and east - and we are neither depressed nor growing stalactites or similar.

We are well aware that we did not buy a dream property here.
However, we wanted to stay in our hometown and had to decide - either buy an old building and renovate it extensively/expensively or build new on a less ideal vacant lot. That's it.

That's how it looks. And of course simple architecture, without roof terraces and projections. Also gas heating instead of heat pump, no ventilation system. Simple front door, no 200 sockets but only the minimum, etc.

Well, I don't know. Does the wall have to be preserved like that? With this layout, I would rather tend towards a variant where the basement goes into the slope and the upper floor then to the northern level. We have had or currently have a few such variants in the forum. But you should also have a more creative architect for that.... ...and a bit more budget. I think the slope will blow the budget anyway.

haydee and bookstar, your lists sound like threats. But they are promises that say, yes it works, it can be done differently, and you can live in it. I am currently lying on the couch in a white-windowed, roller-shutter-free Energy Saving Ordinance house with vinyl flooring at 21,- per sqm, in which there is no dressing room, no rainshower, no knx and no network sockets, with a plastic house door and a back door made of plastic, with standard tiles, an Ikea kitchen and gas heating, and life lacks nothing except that the TK pizza is all gone, no one bought new ones yesterday and today everything is closed. Well, then we’ll just get hamburger fries from Mehmed’s snack bar later. K.
