Building plot 920 sqm - creativity and opinions required

Dear house construction forum members,
I am new here and would appreciate creative ideas, opinions, and suggestions regarding our building plot:

Our ideas:
Our goal would be to build a spacious single-family house (220-240 sqm) with a granny flat (approximately 60/70 sqm) for us (two adults with two small children).

It would be nice to have a wide/long double garage plus "two plus" parking spaces in front of it?

One full floor (plus basement and attic) see development plan

Style: open, modern, puristic but no extravagant/unnecessary luxury

Of course, as much privacy as possible regarding neighbors

Plot size: approx. 920 sqm (= approx. 730 sqm plus approx. 190 sqm driveway)

Development plan:
Site coverage ratio 0.3, floor space index 0.5
Open construction method
1 full floor
Gable roof 28-38°
Knee wall max. 0.8m

Further information / my thoughts:

– nice plot in BW with its own driveway (see pictures in the attachment)

– On the western edge: field boundary location

– Not completely flat: about one to two meters difference in height from west to east; sloping down to the east

– The width of the plot (north-south) is 20 m.

My questions about this:

1. Do my ideas regarding the size of our desired house correspond with the development plan? So, can I build approximately 300 sqm (house plus granny flat) there?

(Sorry for asking this so basically again for safety. But according to my calculations and my understanding of floor space index and site coverage ratio, it should work.)

2. How do you assess this? Will it feel relatively "tight" concerning the two immediate neighboring houses (north and south)?

Theoretically, according to the development plan (see photos in the attachment), quite large houses can also be built there.

I know, this is a high-level concern – but I would like to gather your valued and experienced opinion in this early planning phase.

For example, where the house should be placed in the building window to be as “safe” as possible, regardless of how/where the neighbors will build.

The aim of our discussion here is not necessarily a detailed floor plan at this time but rather a first collection of assessments and ideas on how to build the plot nicely.

According to the floor area ratio, you can theoretically build 276 sqm. Unfortunately, since the dimensions of the plot are missing, I’m roughly estimating 20 x 40 for the actual plot. Probably rather less. The building envelope could be 20 x 20. If you deduct the boundary development and 6 meters for a double garage, you can theoretically build 20 x 11 meters. That would be 180/190 sqm of living space plus the half-story in the roof. So overall, your wish is feasible. However, you would have to share the house with the tenant on an 11-meter width. With an external staircase, the house would have to be smaller, as with side terraces as well. Likewise, I consider it doubtful to generate parking spaces in front of the double garage. For your guests, that’s okay, but the parking space for the tenant’s unit also has to be somewhere. You would always have each other in sight. There is no side access, hidden entrance, or corner terrace. It's not the feel of a single-family home, rather the two-family house variant, where neighbors share quite a bit. That’s my quick assessment. What are the dimensions of the plot (without driveway)?

And an additional question... what is the [Einliegerwohnung] intended for?

Clarification whether garages are allowed outside the building area.

Is the access really only for you?

Dimensions would be good and how evenly are the 2 m height differences distributed?

Important for such a castle would first of all be the budget. Anything under 600K just for the house is not worth discussing.

You are great - many heartfelt thanks for your answers and feedback.

I will try to answer everything and will also try to provide more precise measurements soon.

1. Access road: yes - thank God used only for this property alone.

2. Granny flat: is intended to help finance "a part" and possibly to have someone who can check on everything during vacation.
Question: Neighbors solved this with a light well / excavation and accommodated the granny flat in the basement. Facing east.
Is this a (good) idea?

3. Budget: yes - that’s approximately what we had in mind - at least about 600 - about 800 TE.

4. Slope location: yes, the 1-2 m are quite evenly distributed across the entire width.
I also believe there is a very slight slope from north to south of about 0.3 - 0.5 m over 20 m "width."

5. Clarification whether garages are outside the building window: I will try to clarify soon.

I see more than that. Almost 300 sqm plus basement.., doubled what makes a house expensive. 750,000 for the house and then plus plus plus the usual meters...
