Is there a reason why a child should only get a bedroom half the size, and also alone on a different floor? Does the child maybe only sleep at your place occasionally? Who is supposed to fit through the door to the wardrobe? With so many people, I would plan a more open wardrobe area so that not everyone has to stand in line in front of the wardrobe. With your budget, I would leave out the basement; I can imagine it will be more expensive after all (basement exterior stairs with railing, slope in front of the granny flat).

Why even the EWL?

Are 2 parking spaces sufficient together with the EWL?

Post the construction service description here online, because I can hardly believe the costs.

Are you sure that the plan drafter knew the development plan?

With the house, you have already fully exhausted the floor space index 1, exceeded it with the external staircase, so it has to go. The terrace is no longer possible like that either.

Floor space index 2 is exhausted with the parking space and garage, so the garden house, pool, and especially the excavation for the granny flat are no longer possible. The municipality will tell you whether two parking spaces are even sufficient for 2 apartments.

The basement is likely to be considered a full floor, which means you would then also violate the floor area ratio.

has already described it quite accurately in the meantime. I have a different opinion regarding the basement; however, I would like to mention the inappropriate buffer zones. But one would need to know the complete development plan to say more; it is possible, though very unlikely, that it allows all the violations.

Ok, whoever seeks shall find. For terraces, there is an extra bonus of 15% for exceeding the floor area ratio I. The alleged floor space index of 0.55 is in fact the allowable measure of floor area ratio II. The south-western setback area falls into the public green space, which is permitted, and for the north-eastern one, the property boundary is not registered - in any case, the drawn bent line does not match the parcel map. Three parking spaces are needed, whereby the storage space in front of other parking spaces may be counted at half - so that fits as well. I haven’t recalculated it now, but it looks as if the architect designed a perfect fit. If his price calculation is just as precise, I congratulate the skilled planner and wish good success.

hm... without a basement that adds up. I don't understand why, with 6 people on a tiny plot, you still have to put up with a granny flat. As if it costs nothing and the subsidies are the savior of the financing – that can only bring dissatisfaction in the long run.
