Besides electrical, you forgot plumbing and (since it's never included anyway) outdoor facilities. Those were also money pits for us.

so, with our construction companies, the following "mandatory options" were missing in the basic equipment:

- outdoor water connection at the house for the garden
- outdoor socket including switch
- the warm edge spacer at all windows
- more window/door fittings to achieve the currently usual security class 2 (without safety glass)
- the electrical equipment didn't even remotely meet the minimum requirements (4 sockets per room, no LAN, only 2 TV sockets in the whole house)

well, we went all out with extras, but I was still disappointed especially with the windows, that you have to pay extra again here. who in the world still buys windows nowadays without a warm edge spacer and windows that a 10-year-old can break open in 5 seconds (this was even shown on TV)...

electricity is basically "always" a money pit. you should always budget extra for it during construction. if you want it simple, 2000-3000€ extra is usually enough. then you get sockets galore, a few more switches, and even a WLAN radio in the bathroom is possible. a small LAN network can also fit in there. but that's about it. I was surprised how "cheap" electricity actually is for what you get. you shouldn't skimp here, because later many things are no longer possible.

this is not about extras like fireplace, shutters, extra insulation, KfW packages, or other gimmicks. it’s about the small stuff that simply has to be there, but is missing in many packages. we are building with a larger company that actually includes quite a lot in the price and already has a rather high price tag.
you can't complain about the execution; their pace and quality are great. the house is finished on the outside and apart from 3-4 clinker bricks that we wanted replaced (chipped corners on the outside), there was nothing to complain about. completely built up in about 5 weeks, after 3 weeks the topping-out ceremony was held. the house is supposed to be finished by 13.10.

What is the warm edge on all the windows? We only have mushroom heads for RC2-N.

This is what it looks like in the construction and performance description of the company with which we probably want to build:

Standard. Also a lamp at the front and back of the garden. Well, we will probably choose at least two lamps in the back.


I don’t really know exactly what that means – isn’t it all about the overall U-value, but "warme Kante" is also included for us.


For us it says: mushroom head locks everywhere.


10 sockets in the living room, 7 sockets in the other rooms, TV socket in practically all rooms, but LAN is indeed missing. It probably won’t be tens of thousands of euros, I guess.


Exactly, but such a generalization that you don’t get a proper house without paying an extra 10,000 EUR is not the case with all providers.


Roller shutters are no joke for me, they are of course also standard. And the surcharge for complete motorization including timers was also moderate. At least compared to what many other providers have quoted us so far or what prefab house providers sometimes list as an extra charge online.

well, providers who include electric shutters in every house from the beginning are certainly the more expensive providers. I don’t think even Viebrockhaus has it as standard. mushroom heads as standard means nothing. it is included with us as well. it is marketing and always insufficient in execution. as I said, those are the items we were missing. the other mentioned things were included in our price. basically, it doesn’t matter whether it is included from the start or booked later. you have to pay for it either way. the point is that it’s impossible to get through without additional costs. "connection costs, the government rip-off fees, the house at the company and the land = final price" is an illusion.

Sure, but you build according to today’s standard and not according to what you were used to from your childhood.



The trend is toward a second outdoor faucet for maximum flexibility in watering the lawn and flower beds.



Unfortunately, the house doesn’t have any lighting… and you would actually like to stage your house in the dark, just like in the glossy brochures.

I can agree with Payday’s opinion. Even with included optional extras, there is still a need that is not necessarily extraordinary. You also have to consider the lived standard: someone who has to think over every expense might skip controlled residential ventilation, etc., so that, for example, the biggest wish for electric roller shutters can be paid for, plus one or two extra power outlets...

Someone building at a high-end level, where the number of windows doesn’t matter and LAN is installed in every room, then spends additional money on wall outlets, KNxdabums (KNX?... no idea, just read it somewhere), bus systems, and alarm systems.

Somehow, as a builder, you want to upgrade a few things relative to your usual living environment and build technically up to date.

However, the standard is viewed individually. You can see that from the need for outdoor faucets.
