That would be only 1.2% interest with 3% repayment. Utopian for the financing wish. Even a reduced repayment only brings the interest rate in the direction you mentioned with a short fixed interest period. Then the interest rate change risk becomes an issue again.

30 years at what interest rate?

We received a guideline from the banks of 500.00 per 100,000.00 loan amount. Banks are very reluctant to commit themselves over such a long period in the currently low interest rate phase or charge a higher interest rate for it.

Especially since the bank bears the interest rate risk if the interest rate should be lower after 10 years and the borrower can then get out of the loan without prepayment penalties.

You can only get exact figures from the bank!

2.41 mixed percentage - with 50,000 KFW and 30,000 regular bank loan each fixed for 10 years. The rest is a full repayment loan fixed for nearly 30 years at a mortgage bank, and the total amount is just under 400,000 euros.

Wow, that's really quite something!

I know the interest rate, but with us it's not a mixed one, rather our only one with annuity and 15 years. Then we're done. KfW was not necessary and the building savings contract was too expensive for us at second, third, and fourth glance.

I keep saying, only the bank can reliably provide the numbers.
Every financing is different and the models vary greatly.
