And? According to your non-fundamental statements, you would then have to take the most expensive craftsmen! But what if the architect, as an expert, suggests a cheaper or at all: a different one? Then you would start to have doubts about quality, right? In which sad corner do you find yourself right now?

I don’t want to write more about it – everyone should build as they like.

Only it's better to sometimes keep your modest mouth shut.

Well, as a moderator I would strike a completely different tone - especially as someone who has just built themselves...

Bauexperte answered that - and that’s how I got to know her by reading - wonderfully, and I believe she also understood me when I said that I don’t want to lump all GUs together - but at the same time I see the advantage of having everything from one source also as a possible disadvantage.

And you, dear ypg, should also read everything before talking so stupidly - I said very clearly that expensive does not automatically mean quality.

And of course I have to be able to rely on recommended craftsmen from the architect - without a relationship of trust it doesn’t work at all. Still, he has already been given names of craftsmen by me who are supposed to carry out work - because I know them and their work.

But I want to emphasize again: I expect different behavior from a moderator.

An architect may want to hide his own misplanning, but he will and must point out and call out any execution errors. Of course, he must also notice them - which of course can never be complete. Where there’s planing, there are also chips...

It’s like the question about the right motor oil in car forums - there are always hardened fronts, everyone is right and everyone wants to be right.

I don’t demonize anyone who builds with a GU - it should be less stressful and financially safer.

Hello everyone, I believe I was offline for 1 day and just had to catch up on a lot...

Now an update on my situation for you:
Yesterday we had an appointment with an architect who was highly recommended to us by good acquaintances, especially regarding the financial aspect. This family also planned and built their house with this architect and now live there happily. In my opinion, he was very competent and trustworthy, and I don't say that lightly!!
As written on page 6, I informed him of our (desired) volume with the so-called "Must Haves."
He said that it will certainly be difficult and that we would have to do without any frills (which we don't need/only the "Must Haves"). He will now calculate it and get back to us.
I am curious and hope that he can do something....

I also spoke again with a bank that gave me a significantly worse offer than our house bank ops:
Hannoversche Leben ==> Interest: 2.93% (20 years) and
House bank ==> 2.50% (25 years)
Honestly, this surprised me quite a bit, as I had always been told that your own house bank wouldn't or couldn't make the best offer....
I contacted Hannoversche because according to a test, they are among the best for a term of 20-25 years....
An offer from Allianz is still pending.

Let's see when the next info will come....

Commerzbank and Sparkasse as well as Volksbank also have decent conditions. Debeka does too, by the way, but their model runs via building society savings and annuities.

What are your must-haves? Everyone understands something different by that.

Must haves in the house are the following:
1. covered "recessed" terrace (12-15m²)
2. underfloor heating
3. walk-in closet in the master bedroom
4. kitchen, dining + living room in L-shape
5. at least one floor-to-ceiling sliding glass door
6. utility room connected to the garage + preferably directly to the kitchen
7. small (but existing) office
8. Kfw 70

hope I haven’t forgotten anything in a hurry....
