Why does option 3 have a total of €235,000??

They all seem to be full repayment loans. If you limit yourself to the given data, you can basically choose whatever you want.

Yes, they are all full repayments. With the current interest rates, otherwise I would have a bad feeling about gambling. Who knows where interest rates will be in 10 years.... Even with KFW, I would still have to continue financing several thousand euros after 10 years. Option 3 has an amount of 235,000€, as I wanted to know where the maximum is at 1000€/month and 25 years.

The KfW loan could also be repaid within 10 years. Then the principal loan would just be repaid little in the first period. After 10 years, everything flows back into the principal loan. One would just have to see how that could be represented.

Is it possible to fully repay the KfW loan over the first 10 years?? Or only at the end via a lump-sum payment?? I thought that wasn't possible... What would my monthly installment be then solely for the KfW??

According to the KFW page, yes. There is also a calculator there. Rate just under €490.

Why do you want to fully repay it in 10 years? Normally, after the fixed interest period, you still have about 36,000 EUR left on it - even if the interest rate doubles, we're talking about 50 euros more per month...

And that's in 10 years (inflation) - even a tripling shouldn't kill anyone. The follow-up offer shouldn't be that bad either...
